4 Questions Shaping US Housing Affordability

Housing affordability is top of mind for so many right now, especially for those hoping to make a move or plant roots in a new community. Lately, I've noticed more sellers offering concessions—sometimes a real boost for buyers working hard to make homeownership possible. But the biggest challenge remains borrowing costs: with benchmark Treasury yields holding close to 5% and the average 30-year mortgage rate climbing above the low-7% range, those numbers have a real impact on monthly payments. In fact, during the four weeks ending September 13, the median monthly mortgage payment reached around $2,600, up about 3% from last year. Financing is stretching affordability for many, even as some sellers still hope for those peak pandemic prices, and resale listings stay limited because many owners are hanging onto their low-rate loans. What I’m seeing, both nationally and right here in Middle Tennessee, is a market correcting toward stability—not a crash. With strong home equity and responsible lending, there are still real opportunities for both buyers and sellers. My goal is always to help you navigate these shifts with clarity and care, so every decision feels informed—even when the questions are tough.
